On May 1, 2026, the Renters' Rights Act takes effect - ending "no-fault" evictions, capping upfront costs, and introducing new protections for tenants.

His recent research has highlighted how high private rents drive health inequalities and homelessness, and he has campaigned for Local Housing Allowance to better support struggling renters and prevent homelessness.
